Asbestos poses significant health risks to workers, occupants and the public if its fibres are released into the air and inhaled. Engaging CM3 Environmental ensures that asbestos risks are expertly identified, managed, and mitigated according to regulatory standards.

At CM3, we offer a wide range of services to protect your building, from asbestos testing to risk assessments and more.

Asbestos Services

Risk Assessment and Management:

CM3 conducts thorough asbestos risk assessments to identify the presence and condition of asbestos-containing materials (ACMs) in buildings. We develop tailored risk management plans that prioritize and address the removal, encapsulation, or maintenance of asbestos based on the level of risk, ensuring optimal safety.

Regulatory Compliance:

Our deep understanding of regulations, particularly the Occupational Health and Safety Act and Ontario Regulation 278/05, allows us to help clients maintain full compliance. We routinely collaborate with clients in Ontario to address asbestos-related issues within the regulatory framework.

Inspections and Surveys:

CM3 performs detailed asbestos inspections and surveys to locate, identify, and assess the condition of asbestos in buildings. This critical information forms the backbone of effective asbestos management plans.

Training and Awareness:

We offer comprehensive training programs for workers and occupants on asbestos awareness, handling, and safety precautions to minimize exposure risks.

Asbestos Abatement Planning:

Our experts assist in developing and implementing asbestos abatement plans, outlining safe procedures for the removal or encapsulation of asbestos, thereby protecting workers and building occupants.

Documentation and Record Keeping:

CM3 ensures that clients maintain accurate records of asbestos assessments, abatement activities, and compliance documentation, which are essential for legal and regulatory purposes.

Emergency Response:

In the event of accidental asbestos release or damage, CM3 provides emergency response services to mitigate immediate risks and plan for effective cleanup of asbestos.

Hazardous Building Material Assessments (Designated Substance Report):

In Ontario, eleven substances are designated under the Occupational Health and Safety Act (O.Reg. 490/09 Designated Substances). These include Acrylonitrile, Asbestos, Arsenic, Benzene, Coke Oven Emissions, Ethylene Oxide, Isocyanates, Lead, Mercury, Silica, and Vinyl Chloride. While not all are commonly found in everyday environments, asbestos, lead, silica, and mercury are prevalent in buildings.

Designated Substance Assessment:

Section 30 of the Occupational Health and Safety Act mandates that project owners identify and list designated substances before finalizing contracts with constructors. A designated substance assessment is vital during a building’s lifecycle, especially during renovations, demolition, or other activities that may expose hazardous materials.

Our Approach:

CM3’s trained professionals conduct detailed site investigations, often including sampling and laboratory analysis, to detect designated substances. We provide actionable recommendations to mitigate, or control associated hazards, ensuring safety and regulatory compliance.

Benefits:

By conducting hazardous building material assessments, stakeholders can:

  • Ensure a safe working environment
  • Protect the health of building occupants
  • Comply with regulatory requirements
