Scoped Environmental Impact Assessment

EIAs are conducted for a wide range of projects, from residential land severances to major property developments. The goal of the EIA is to identify potential risks and environmental effects of a project, such as changes to surface or groundwater flow, habitat loss, impacts to species at risk (SARs), the presence of invasive species, and impacts to significant wetland and wildlife habitat. The EIA process is used to identify and assess mitigation methods that may be implemented to prevent, or compensate for, the potential impacts. 

D-4 Environmental Impact Assessment

A D-4 Environmental Impact Assessment (EIA) is a study evaluating the potential for adverse effects related to property use in proximity to an operating or non-operating landfill or dump, typically within 500 m, as recommended by the Ontario Ministry of Environment, Conservation and Parks (MECP).  The completion of a D-4 EIA depends on the requirements of the municipality in which the property is located. A D-4 EIA evaluates potential adverse effects to the property, such as migration of groundwater and/or surface water contamination, migration of landfill-generated gases, odour, dust, noise, and visual impact.
